Number 494-496 New South Head Rd is a contemporary designed block of 15 apartments, just metres from Rose Bay’s village shops, cafes and restaurants.
Premier Waterproofing was engaged by the owners of 494-496 New South Head Road to conduct a detailed investigation into water leaks within all apartments and communal areas of the complex, both internally and externally.
From this inspection, various defects were identified and solutions for repair developed, with extensive works taking place over a 6-month period. This included crack repairs, ceiling plaster repairs, installation of flashing barriers and flashing repairs, installation and replacement of wall membranes, repairing damage to glass and metal surfaces, major repairs to cement rendered surfaces, balcony repairs, painting and joining, brickwork repairs and removal, and the addition of terracotta louvre vents for air circulation.
It was a true floor to ceiling, inside and outside project.
Damage in individual apartments varied from minor leakages and rising damp to substantial water entry, flooding and extensive leakages into units below.
The full width exterior of the building on Old South Head Road was also investigated. Here, the Premier team discovered that in-wall flashing was not correctly installed, ultimately directing water back into the units and destroying the outside surfaces.
Premier designed and installed new membranes across this entire surface, alongside terracotta louvre ventilators for air circulation. A complete review and repair project was also undertaken in the communal building garage. This included fixing damage to the pump room basement floor, cutting and repair of major cracks (which were leaching alkaline liquid onto vehicles), filling voids and crevices, repairing large surfaces, and coating with waterproof hydro-epoxy.
As a final stage, the entire external façade of the building was scaffolded and painted.
